Most buyers looking at eastern Idaho end up comparing Rigby and Idaho Falls. They're 20 minutes apart, but the buying experience is very different. Here's the honest comparison.
Land cost
Rigby and Jefferson County lots typically run 15–30% less than equivalent-size lots in Ammon or south Idaho Falls. You get more acreage for the same money — a 0.6-acre Rigby lot often costs what a 0.2-acre Ammon lot costs.
Property taxes
Jefferson County's effective property tax rate runs noticeably below Bonneville County's, especially outside city limits. On a $600,000 home, the annual difference can be $800–$1,500.
Schools
Jefferson School District 251 (Rigby) consistently posts strong test scores and high graduation rates. Idaho Falls 91 and Bonneville 93 are larger and have more program variety. For families, both are solid; Rigby tends to feel more close-knit.
Commute
Rigby to downtown Idaho Falls is about 20 minutes on US-20. To INL or the hospital corridor, add 10–15 minutes. If both adults work in Idaho Falls, the commute is real but very manageable.
Lifestyle
Idaho Falls has the restaurants, big-box shopping, and an actual airport. Rigby has space, quiet, ATV and snowmobile access from the driveway, and the Tetons 45 minutes east. Most buyers who move to Rigby do it for the room, not the savings.

If you want a small lot, walk-to-coffee living, and shorter commute, build in Idaho Falls. If you want acreage, lower taxes, a quieter neighborhood, and you don't mind a 20-minute drive, build in Rigby. Most Teton Heights buyers fall in the second group.
