Applicant Information

Building Standards & Quality

§4.2 — Check each box you comply with.

Stick-Built Construction

The residence is of standard frame construction.

Roof Pitch

The residence features a minimum 6/12 roof pitch.

Gables

The design includes at least two (2) gables.

Masonry Coverage

At least 30% of the front elevation (excluding windows/doors/garages) is brick, stone, or stucco.

Exterior Finishes

Finishes are brick, stone, stucco, or prefinished siding (steel, aluminum, vinyl, or cement siding).

Completion Timeline

I commit to completing construction within one (1) year of commencement.

Allowed Structures Only

The design is for a site-built home. It is NOT a mobile, manufactured, modular, log, or log-siding home.

Allowed Materials Only

Traditional wood siding will not be used. Engineered wood siding (e.g. LP SmartSide®) is allowed on request — submit product details, colors, and samples on the Materials Board.

Prohibited Temporary Use

No temporary structures will be used as a residence.

Residence Size & Garage

§4.3

Single Story

Minimum 1,400 sq. ft. must exclude open porches and garages. Split-level residences are completely prohibited.

Multi-Story

Minimum 1,000 sq. ft. ground floor must exclude open porches and garages. The second story must be considerably larger than the ground floor. Residence height cannot exceed two (2) stories.

Attached Garage

The design includes an attached garage for at least two (2) cars.

Well, Septic & Sidewalk

Well Location

The well is placed in the exact approved location shown on the Teton Heights Division No. 6 Well and Septic Improvement Plans (Instrument No. 492361).

Surveyor Marking

A Professional Land Surveyor has physically marked the drainfield area as shown on Instrument No. 492361.

Neighbor Protection

Wells are placed so as not to prevent well/septic development on neighboring lots.

Sidewalk Dimensions

The sidewalk is 4 feet wide.

Sidewalk Placement

The sidewalk is located approximately 11 feet from the edge of the county road.

Sidewalk Interconnection

The sidewalk is designed to be continuous with neighboring property lines.

Sidewalk Deadline

The sidewalk will be completed prior to the issuance of the Certificate of Occupancy.

Landscaping & Home Business

§4.9 & §5.8

Tree Count

The front yard includes at least two (2) trees (Pine, Maple, Spruce, Ash, or Elm).

Landscaping Deadline

All landscaping (front, sides, rear) will be completed within one (1) year of Occupancy.

Variance Request (optional)

§3.4 — Variances may be requested due to topography or other circumstances.

Variances

Applicant must prove extenuating circumstances relating to lot size, lot shape, topography, or other physical issues. No variance can conflict with governmental building codes, and no variance can ever be granted for Section 4.6 Well/Septic rules.

Required Submittals

Site Plan

Showing setbacks, well, septic, driveway, sidewalk

Please ensure your submittal includes:

  • 11-Foot Sidewalk Offset: the 4-foot concrete sidewalk must be visually drafted exactly 11 feet back from the edge of the county road pavement (not just listed in a note).
  • Driveway Culverts & Approaches: driveway coordinates must coordinate safely with road access and not conflict with the 11-foot sidewalk continuous path.
  • Outbuilding Spatial Separation: if an outbuilding is present, include notes showing it is at least 10 ft from all side and rear property lines and completely clear of the home's primary structure.

Floor Plans

With square footage calculations

Please ensure your submittal includes:

  • True Footprint Calculations: include a note that the sq-ft totals strictly exclude open porches, patios, decks, and the attached garage.
  • Internal ADU Layouts: if an ADU is included, verify on the blueprint that it is configured seamlessly inside the frame so the home retains a single-family exterior look (not a duplex).

Please ensure your submittal includes:

  • Front Facade Surface Areas: note that the brick/stone/stucco calculation does NOT include window, front door, or garage door surface areas — document the total % is above 30%.
  • Height Scale: verify the vertical measurement from foundation line to roof peak does not exceed two (2) stories.

Materials Board

Please ensure your submittal includes:

  • Visual Examples: high-quality images showing exact styles and colors of all proposed exterior materials.
  • Manufacturer Details: where possible, live website links to the specific manufacturer product pages for each material.

Roof Plan

Please ensure your submittal includes:

  • Roof Pitch Angles: the roof pitch callout triangle on the blueprint profile must explicitly state 6/12 or steeper.
